The exterior re-imaging effort at this property was launched as a 2 phase approach in an effort to modernize the building’s exterior and attract new tenants to occupy the partially vacant building. Alexandria Real Estate retained Prevost Construction and Gensler Architects to work in a design build capacity with direction to complete a lobby remodel, new entry facade, storefront glazing replacement, and building re-finish on a limited budget. After several conceptional design renderings and budget evaluations were performed, the building underwent a transformation that completely changed the look and feel of the building entry and surrounding facade. A new aluminium clad trellis over the entry was accentuated with CoreTen steel panels and architectural lighting, along with new landscaping as the main features of the renovation. The existing storefront entry was replaced with energy efficient, ultra-pure white glazing and herculite doors, while the remaining building was re-finished with smooth plaster and a new energy efficient, solarban 60, glazing system. Upon completion, AREE was able to procure tenant leases to bring the building to 100% occupancy.
